ONLINE PERSONAL LOAN, HOME LOAN, LOAN AGAINST PROPERTY EMI CALCULATOR An EMI (or equated monthly instalment) is a fixed amount you pay towards repayment of your loan, say a home loan, loan against property, car loan or personal loan each month till your loan is fully paid back. The EMI comprises of both principal repayment and interestpayment.
While the EMI remains constant, the interest component of the EMI keeps reducing and the principal component of the EMI keeps increasing, except in case of any change in interest rate on the loan. In case of partly disbursed loans (common with home loans under construction linked schemes), customer may opt to pay only interest on the disbursed loan amount. This interest is called pre-EMI (PEMI) and is payable monthly till the final disbursement is made, after which the regular EMI would commence. FIXED RATE LOAN - The EMI on your fixed rate loan remains fixed over the term of loan. The EMI runs for a fixed tenure and you don't have to worry about fluctuations in EMI and loan tenure. Your loan will be fully paid back at the end of the given period. FLOATING RATE LOAN - The EMI may or may not be fixed. When the interest rate increases from the original rate, then either the loan tenure or loan EMI will have to be increased. It is common for banks to not revise the EMI amount but increase the loan tenure (or the number of EMI's you need to pay). In case you would like to close your loan in a particular duration of time, you should regularly check your current rate of interest and revise your EMI accordingly. In case the rate of interest of your loan decreases from the original rate of interest, and you continue to pay the original EMI amount, your loan will be amortized faster and the number of EMI's will comedown.
PRE-EMI VS EMI
Pre-EMI-You will be paying only interest on partially disbursed loan amount until the full disbursement of loan. Your Pre-EMI consists of only interest component. Which one is better? You can pay loan faster by opting for EMI. If you want money for some other use for some period of time then you can opt for Pre-EMI but the duration of repayment will be more than EMI option. LOAN AMOUNT, TENURE, EMI - HOW TO OPTIMIZE AND CUSTOMIZE THESE FORYOURSELF?

Step 3 - Check your loan eligibility Step 4 - Compare loans from multiple banks and apply STEP 1 - ESTIMATE HOW MUCH EMI CAN YOU PAY Please answer the following questions: * What is your monthly post tax income (A)? * What are you typical monthly living expenses (B) including household expenditure, recreational expenses, school fees amongothers?
* Maximum EMI you can pay for all your loans should be the lower of your monthly post tax income (A) less monthly living expenses (B) orA-B, and 65% of A
From your maximum EMI amount, reduce the sum total of all EMI's you currently pay such as those on your vehicle loan, personal loan, home loan, etc. This gives you the maximum additional EMI you can pay. Try and keep your EMI amount comfortable to be able to make necessary tax saving investments and provision for unplanned expenditure such as medical emergencies and one-time expenses. STEP 2 - HOW MUCH LOAN AMOUNT SHOULD YOU TAKE? YOU ALREADY KNOW THE MAXIMUM EMI AMOUNT THAT YOU CAN PAY. NOW, IN ORDER TO CALCULATE THE LOAN AMOUNT, YOU NEED TWO ADDITIONAL INPUTS: * Loan tenure - Opt for a loan tenure based on your residual income earning life with some cushion. Maximum loan tenure for salaried employees can be retirement age less current age. For self employed professionals and businessmen, maximum loan tenure can be 65 years less current age. However, this is subject to the maximum loan tenure available for a type of loan – this is typically 20-30 years for home loans, upto 15 years for commercial property loans and loans against property and upto 5 years for personal loans. * Current interest rate on loan – this varies from time to time and by loan type. Current rates for home loans are in the range of 10.25% to 10.75%, those for commercial property loans and loans against property are in the range of 11.50% to 13.0% and those for personal loans are in the range of 13.5% to 16.0%. Lenders consider your monthly income (and hence EMI paying capacity) and age to calculate your loan amount eligibility. You can maximize your loan amount by maximizing EMI amount and loan tenure. Below table gives a broad sense of loan amount at various EMI’s and loan tenure assuming rate of interest as 10.5%.
