WANT TO BUY RECREATIONAL PROPERTY NEAR PUBLIC LANDS? HERE If you’re looking to buy a recreational land for sale, the advantages of being near public lands are pretty clear.Just last month, 38.1% of LANDTHINK’s audience chimed-in on our sponsored Pulse question and indicated that buying rural land located near public land is SOMEWHAT IMPORTANT.There is an incredible amount of federal and state-owned land around the country, and PULSE: POST COVID-19, RURAL AREAS WILL CONTINUE TO SEE Since COVID-19 struck in the early days of March 2020, the number of people swapping city life for country living has risen. According to the April LANDTHINK Pulse results, 77.6% of respondents believe that the migration of people from big cities and metropolitan areas to rural locations will continue post-pandemic. Americans fled big cities in droves, flocking to rural spots to wait out WHAT PRICE SHOULD A BUYER OFFER? The buyer’s valuation of a property produces a buyer’s price, which is what the property is worth to the buyer. The distinction between current market value (or appraisal value) and value to the buyer (buyer’s price) is crucial. A property fairly and honestly appraised at $1 million may only be worth $700,000 to a particular

GROWING TREES FOR MONEY So, if growing trees for money is why you want to buy rural land, here are a few tips: 1. Start with land that has productive soils The difference in tons of wood grown between good soils and poor soils can be 200% over the life cycle of the investment. UNDERSTANDING ROAD ACCESS Many people ask what the consequence is when they have an interest in buying land for sale that does not touch on a public road. In other words, is it a problem when the only access to a property from the nearest public road (that is, a road maintained by federal, state or county government) is a private road or trail that crosses an adjoining landowner’s property. LUMBER PRICES VERSUS TIMBER PRICES AND QUESTIONING FOREST Prior to the Great Recession of 2007-2009, Forisk’s research and original price forecast models found a positive, modest correlation of 0.2 to 0.4 between pine sawtimber stumpage and softwood lumber prices with a lag of 6 to 15 months. This relationship varied across states and local timber markets, and over time. WHAT IS THE USE OF CURRENT USE? Share This! Let’s start with a definition: “Current Use” is a state-specific property tax reduction program in which landowners with qualifying forests or farms can get a significant annual tax break if enrolled. The primary benefits to the landowner are the reduced property taxes which can help you hold on to your property. FINDING WAYS TO MAKE RURAL LAND PAY 4. Conservation Easements- Wetland mitigation, native forests and grasslands, and many other options are available to consider placing your property into a conservation easement for tax benefits 5. Renewable Energy Potential – Solar, mini-hydroelectric generation, wind, and geothermal 6. Cellular phone tower, radio tower, electric utilities, and natural gas transmission lines – These ARE THERE WETLANDS ON YOUR PROPERTY? Unfortunately, the only way to be 100% certain about the presence of wetlands on a given property is to hire a wetland consultant and/or request a visit from the U.S. Army Corps of Engineers, so they can perform a wetland identification and delineation on the property. Through this process, they can closely examine the land onsite and

DISCUSSING DISCREPANCIES IN ACREAGE There are often small discrepancies between the calculated and deeded acreage amounts. A survey can usually determine the precise amount of acreage for a given parcel. Fewer than 10% of my transactions involve having a property surveyed. I mostly sell timberland, farms, and recreational properties, so the exact acreage is not necessary. WANT TO BUY RECREATIONAL PROPERTY NEAR PUBLIC LANDS? THE REAL DUTTON RANCH: YELLOWSTONE'S BACKDROP ISN'T ALL Over the past few years, Yellowstone has become just as synonymous with the Dutton family as with our country’s first national park. To many, the word conjures up a picture of native wildlife against the backdrop of forests, canyons, hot springs and geysers. UNDERSTANDING ROAD ACCESS Many people ask what the consequence is when they have an interest in buying land for sale that does not touch on a public road. RURAL LIFESTYLE, LAND LIVING, FAMILY VALUES, RECREATION How and where we choose to live depends on many factors. See what land professionals and enthusiasts have to say about rural living, recreation, family values, education, health, the environment, economic challenges, global issues, and more. Get land smart! DEALING WITH UNDIVIDED INTEREST IN RURAL LAND Undivided interest means the title to a piece of real estate is held by two or more persons, but that the land itself is not divided among them; the land is a single, undivided parcel. This type of ownership usually occurs when a piece of property is inherited by siblings or if friends/partners/investors buy a piece of land together. What LANDTHINK PULSE: OWNING LAND ADJOINING A NATIONAL FOREST According to October’s LANDTHINK Pulse results, an overwhelming 84.5% of respondents believe that owning land adjoining a national forest, park or wildlife refuge is a definite advantage.Owning property adjacent to state or federal land certainly has pros and cons. Advantages would include assurance that the land next door would not be sold to developers, and your view would remain the LARGEST PRIVATE TIMBERLAND OWNERS AND MANAGERS IN THE U.S In the United States, “industrial” timberlands, or privately owned acres managed to maximize wood volume and cash flows, comprise 9% to 14% of all U.S. forests. HOW BIG OF A TRACT OF LAND DO I NEED TO HARVEST TIMBER This is a question I have received from many landowners looking to cut timber on their own property or perspective buyers looking to purchase land for sale with a timber investment component. I tell people who are looking to purchase property with the intent to cut later in the future, to buy at least 40 TIMBERED acres. WANT TO BUY RECREATIONAL PROPERTY NEAR PUBLIC LANDS? FIVE TIPS FOR RECREATIONAL PROPERTY BUYERS Five Tips for Recreational Property Buyers. Share This! The good news for recreational property buyers is that sales prices in many areas appear to have bottomed out, reducing the fear that you could have gotten a better deal if you’d waited to buy. Title insurance is a common sense purchase when buying a piece of rural land. You can often obtain an owner’s title policy for about 0.5% to 1% of the purchase price of the property, and be protected from
