‘SO MANY OF US LIVE PAYCHECK TO PAYCHECK’ When Bjorn N. was moving from the Midwest to the middle of California, his wife handled the house-hunting. “I couldn’t believe what I was seeing,” Bjorn says of one of the homes that his wife found online. “It was our dream house.” From the backyard landscaping and the pool – perfect for entertaining and “staycations” – to the layout of the house, “It was stunning,” he says. “I said there is no way this wasgoing to happen.”
But Bjorn, a veteran, applied for a VA loan, and was approved. The couple’s dream home soon became a reality. Then, about a year after buying their dream house, Bjorn was part of a large layoff at a local plant. He didn’t know what to do. He asked the human resources director at his former employer with no luck. Bjorn also looked at other options. “Is there something we could do?” says Bjorn, who was optimistic about his job opportunities. “I just needed someone to work withme.”
He approached his mortgage servicer, which mentioned Keep Your HomeCalifornia.
“I took that lead and ran with it,” says Bjorn, who did his homework on the free mortgage-assistance program before he applied in fall 2016. “I paid attention to all of the instructions. It was alldone clearly.”
Bjorn was a model applicant, completing the documents as soon as possible. He was approved for the Unemployment Mortgage Assistance Program in less than a month. Under the program, Keep Your Home California offers out-of-work homeowners eligible for jobless benefits through the state Employment Development Department monthly mortgage payments for up to 18 months – or $54,000 total – whichever comes first. “My wife and I are incredibly thankful,” he says of the mortgage assistance. “I just can’t tell you how much of a blessing itwas.”
For Bjorn, Keep Your Home California was a short-term solution. He was able to find another job in a few months. But the mortgage assistance program will have a long-term impact. “My wife is so thankful that we were able to stay in our home,” says Bjorn, who is enjoying his home, job and community. “She just told me the other day that she really loves being here.” In addition to saving their dream home, Keep Your Home California covered their mortgage payments for a few months after Bjorn returnedto work.
“One of the hidden gems of the program was the 90-day transition,” he says. “So many of us live paycheck to paycheck, or now direct deposit to direct deposit. It really helped me get back on my feet.” And that’s the ultimate goal of Keep Your Home California. “Bad things happen to good people,” he says. “It’s good to have a program like this to fall back on.” ‘I WANT MY HOME TO BE A BEACON OF LIGHT’ Homeowner Loretta R. has never forgotten the kindness of a stranger when she moved to Los Angeles in 1974. Loretta, a single woman and mother of a then 8-year-old son, was escaping a bad situation in the Bay Area with the hopes of amuch-better life.
“I was really in a frightful state,” recalls Loretta, more than four decades later. A woman took in Loretta and her son, and helped them build the foundation for a better future. “That act of kindness really set everything in motion for me. Three years later, I was ableto buy a home.”
Fast-forward 30 years, Loretta has never forgotten the generosity and pays it forward every day in her neighborhood. “I want my home to be a beacon of light,” says Loretta, who is known as “Auntie Lo” in her south Los Angeles neighborhood. She is always willing to offer a good meal, mentoring, support and prayer for those in need. “Just open your heart and let people in … You makeroom for people.”
In an era when many homeowners don’t know much about their next-door neighbors, Loretta is proud of her close-knit community. “I live in a neighborhood where there is such strong bond of friendship and unity,” says Loretta, who often has adults and children show up at her home. “We are there when life comes into the neighborhood, and when God takes life from the neighborhood.” But while Loretta continued to administer – and minister – to the needs of her community and neighbors, she was dealing with her own challenges: some financial issues prompted by a layoff that forced her to get behind on her mortgage payments. “Even when things were falling down on me financially … I returned to school to get my graduate degree,” says Loretta, a minister who earned a master’s degree in global urban leadership in 2015. She is that committed to her community. Loretta also had faith that she would find a way to address her mortgage issues. “I believe goodness and mercy are out there,” she says. She first heard about Keep Your Home California from The Neighborhood Assistance Corporation of America (NACA) during a large event in 2011. She applied for the free mortgage-assistance program three times with no luck; she didn’t meet the minimum income requirement. “I thought maybe it was just time to give it up. My son said to just sell it,” Loretta says. But her 18-year-old granddaughter had a much different response. “She said, ‘You have too many good memories inthat home.’”
Indeed, Loretta’s life has centered on her home, neighbors and neighborhood the past 44 years. “My house has become a house of ministry,” says Loretta, who holds a three-day enrichment program for neighborhood children in her home on occasion. Neighbors often stop by for meals and a visit. “They say it’s so peaceful here.” Loretta was determined, thanks to her granddaughter’s comments and encouraging words, to find a way to save her home. “It was my responsibility to seek out as much information to save my home,” she says. Loretta didn’t need much, just enough to catch up on her past-due mortgage payments. So, with much to lose, she applied again for Keep Your Home California in early 2017. She was approved several weeks later for the Mortgage Reinstatement Assistance Program. The specific program offers as much as $54,000 to help homeowners catch up on their past-due mortgage payments. The program gives homeowners a clean slate, allowing them to remain in their home as long as they keep up with the mortgage payments. “Emotionally, it took the relief off big time,” she says of the Mortgage Reinstatement Assistance Program. “My lender was blowing upmy phone.”
Now, Loretta can cover her mortgage payment with her Social Security income. “I am ahead now, rather than behind.” And that’s because of Keep Hour Home California. “Your name exemplifies the passion of the people,” says Loretta, who appreciates the efforts of those at the counseling center. “Thank God for Keep Your Home California.” ‘I LOVE WHERE I LIVE AND DETERMINED TO REMAIN’ Homeowner Shauna L. was like many others in California. She lost her good-paying job of 20 years, got behind on her mortgage payments and was facing an impending foreclosure. “I had been going through a lot,” says Shauna, who had watched her monthly payments increase from about $1,200 to $1,700 during the first several years of her mortgage. “I was so far behind; I was alreadyin foreclosure,”
So, when she lost her job, the mortgage payments became more difficult – and then impossible. “It was the beginning of the snowball effect,” says Shauna, who has since found a position much closer to her home in SouthernCalifornia.
But her financial challenges remained. Then, a friend told her about Keep Your Home California, the free mortgage-assistance program that provides as much as $100,000 to homeowners who have experienced a financial hardship, like Shauna. “I almost didn’t believe her, but I still called to confirm what she shared they did for her. She applied for the federally funded, state-managed program and was approved for the Principal Reduction Program, which lowers a homeowner’s outstanding principal balance and often the monthlypayments.
Keep Your Home California allowed Shauna to remain in her home and get back on solid standing with her mortgage servicer. “I love where I live and was determined to remain,” says Shauna, a single mother who has two sons in their mid-20s. She bought her home 14 years ago. “I didn’t want my sons to grow up in L.A.” Her four-bedroom house in a “family-oriented neighborhood” is more than just a place to live and where she raised her sons. “The core of my house is that it’s a place for all to come home to,” says Shauna, who is a proud grandmother now of a grandson. “It’s always a place where everyone can come to.” Her house is also a connection to her late mother, who passed months before Shauna moved into her home. “My mom always wanted a house,” says Shauna. “As soon as she passed, the open door was there and we walked into that blessing.” She thinks of Keep Your Home California in the same way. “It’s such a help, such a blessing,” Shauna says. She appreciates the “truth and validity of the program” and encourages homeowners to apply for the program. “If you’re not sure, just apply and see what happens.” Same advice from someone who knows that life is full of challenges, difficulties – and blessings. “Some things really test your faith. But it’s a necessary tool to make you a better person.” Hearing from people like you makes our job worth it. SON BUYS A HOUSE TO ESTABLISH A FINAL HOME FOR HIS ILL PARENTS Sometimes a house can be so much more than a home. It can, on occasion, also be an expression of love and sacrifice. When James R.’s mother was diagnosed with a serious health issue, he left pharmacy school in Southern California and returned to the Central Valley. It was the first of several difficult and life-changing decisions for James in recent years. Each decision was based on a son’s love for his parents. His parents were living in a one-bedroom apartment in a not-so-good part of town. So, James decided to buy a house in a much better area in late 2014, and moved his parents into the new home. “It was so much easier to help them move around” in his home, James says. “I was able to take care of them the past couple yearsof their lives.”
The former full-time pharmacy student became the full-time caregiver for his parents for more than three years. His mother passed away in September 2016, and his father followed fourmonths later.
“When my mom died, that was the hardest day of my life,” Jamessays.
It has definitely been an emotionally and financially difficult period for James, who has been focused on finding a job and moving forward with his much changed life. Soon after his father passed, he also started looking into options for his mortgage – and saving his home. When James heard about Keep Your Home California, he was a bit skeptical of the free mortgage-assistance program. “I was like ‘maybe this could help me,”’ he says. “But I thought there could be some kind of catch.” He checked into it further, applied for and was approved for the Unemployment Mortgage Assistance Program. The federally funded, state-managed program covers as much as $54,000 in mortgage payments or 18 months, whichever comes first. However, homeowners must be eligible for jobless benefits from the state Employment Development Department. The program allowed James, who left the Navy a decade ago, to focus on his job search and putting his life back together, without worrying about his monthly mortgage payment.
